Wilson Creek
Wilson Creek Tract is a beautiful timberland getaway convenient to Anderson, located about 18 miles from the downtown courthouse area. It has outstanding access and mature pine forests. The land lies a couple miles south of the Anderson County line in the Lake Secession area of northern Abbeville County.
Mature pine forests cover more than 90% of the land. About 76 acres are forested with loblolly pine, which was planted in 1993. Another 30 acres were planted in 1996. These trees have been thinned twice, with the second thinning in 2020. They are well-spaced and healthy. The balance of the land is in roads, small openings, and patches of hardwood.
The property has more than 3,000 feet of frontage along Lake Secession Road. The topography near the road is very gentle. There are two access points into the tract. Woods, roads, and trails give good access across the land. Moving west toward the back of the property, the land is more rolling. Some steep areas are near the western boundary line.
A new public water line has been extended from the county line along the length of the road frontage. A powerline runs along Lake Secession Road to serve nearby homes. West Carolina Tel offers fiber internet with 1Gbps speeds, telephone, HDTV cable, and home security options. Soil maps indicate that septic perc potential is good near much of the road frontage and into the central part of the property. The immediate neighborhood is mostly wooded tracts. Houses are widely scattered in the area.
Soils are primarily sandy loam and are productive for timber and wildlife openings. Over much of the property, soils would be productive for larger fields and pastures if desired. Topography is gently rolling in many areas. About half the property is classed as useful farmland (USDA soil classes for prime farmland or farmland of importance). Thus, the land could lend itself to a variety of uses.
The land’s western boundary is shared with the US Army Corps of Engineers Lake Russell Project. This shared line is less than a mile upstream from where Wilson Creek joins Lake Russell. The creek lies about 300 feet west of the property boundary. This public land is open to foot travel by adjoining landowners. So, the creek and adjacent hardwood areas can be enjoyed by the new owner of this tract. Pictures of the creek were taken on US ACE land.
The city of Anderson is about a 30-minute drive away and offers lots of amenities, including a variety of restaurants and a regional medical system. The tract is about 18 miles from Anderson and 47 miles from Greenville. Distances are approximate road miles to the center of town.
The property is timberland with no improvements and does not have an address. It is on the west side of Lake Secession Road. The main gate is across the road from Holly Hill Farm Drive (GPS = “Holly Hill Farm Rd, Iva, SC 29655”), about two miles south of the Anderson County line.
