PG1257 Bear Branch Hunting Tract

Rolling Hills, Pine, Hardwood

Green Hollow tract is a great recreation and timber property just west of Chester, SC. The land is mostly covered by a vigorous stand of loblolly pines. These advanced genetics seedlings were planted in February of 2014 on about 86 acres and then fertilized in 2020. They are well-spaced and free to grow with little woody competition on site.

Mature hardwood and pine, totaling about 31 acres, stands on steeper slopes near small creeks. These trees vary in age but are generally more than 50 years old. Red and white oaks, yellow poplar, beech, and red maple are common. The tract gets its name from a broad small creek bottom lying between steep hardwood slopes and covered with a green carpet of natural grasses.

The lay of the land is typical for the area with rolling hills and a mix of gentle and steep slopes. Currently the land is all wooded with no significant openings. Much of the land that is now in planted pine could be used for large food plots or pastures.

The property has great access with more than 1,000 feet of frontage on Hwy 72 / 121 (West End Road). The surrounding area is mostly large, timberland tracts. Houses are scattered along the highway. Electric lines are along West End Road. There are no public waterlines nearby. Any improvements would rely on well and septic.

There is no street address for the property. “Putnam Road, Chester, SC 29706” can be used for GPS directions. The entrance to the property is at the north end of Putnam Road where it joins the highway.

The town of Chester is less than a 10-minute drive away and offers restaurants, doctors, churches, and several stores including hardware, Tractor Supply, and Food Lion Grocery. The tract is about 5 miles from Chester, 24 miles from Rock Hill, 60 miles from Columbia, and 54 miles from Charlotte. All distances are approximate road miles to the center of town.
