Secluded Getaway

The Sheep Leg Branch Tract is a great, secluded property. It lies south of Hwy 184, about halfway between Antreville and Due West, in a quiet, rural area of northern Abbeville County.


About 30 acres are forested with loblolly pine planted in 2018 and now in its sixth growing season. These young trees are healthy and growing fast. A small branch runs along the north property line. Some steep slopes overlook the little stream. Mature hardwoods, such as yellow poplar, oaks, and beech shade, slope on both sides of the branch. Hardwood covers about four acres of the tract. The land is all wooded except for the dirt road along the south property line.


The soils are primarily sandy loam and are productive for timber and wildlife openings. Over much of the property, soils would be productive for larger fields and pastures if desired. Topography is gently rolling except near the northern boundary. About 80 percent of the property is classed as useful farmland (USDA soil class for farmland of importance). Thus, the land could lend itself to a variety of uses. Soil maps indicate that septic perc potential is good through the central part of the property and possibly in an area near the southwest corner.


The land is connected to Sheep Leg Road (county paved road) by a dirt road that runs over a 20-foot-wide strip, which is part of the property. The main body of the tract sits about 900 feet from Sheep Leg Road and lies to the north of the dirt road as it continues along the land’s southern boundary. Three timberland tracts have historically shared this dirt road. It continues from the 36 acres onto a property owned by Twin Creeks Timber and then onto another tract owned by Wateree Holdings. Wateree Holdings is the current owner of the 36 acres and will reserve an easement for access to their other tract when the 36 acres are conveyed to the new owner.


Little River Electric maintains a powerline along Sheep Leg Road. West Carolina Tel offers fiber internet with 1Gbps speeds, telephone, HDTV cable, and home security options. There are no public waterlines nearby. The immediate neighborhood is mostly wooded tracts mixed with hay fields. Houses are widely scattered in the area. No residences are within sight of the property.


The town of Abbeville is about a 15-minute drive away and offers restaurants, doctors, churches, Ingles Grocery, and a new Ace Hardware. The little town of Due West is home to Erskine College, and only a stone’s throw away. The tract is about 7 miles from Due West, 11 miles from Abbeville, 20 miles from Anderson, and 47 miles from Greenville. All distances are approximate road miles to the center of town.


The property is timberland with no improvements and does not have an address. It is on Sheep Leg Road (GPS = “County Rd S-1-115 Iva, SC 29655”), about a half mile south of its junction with Hwy 184.
