Pacolet River Tract

River Frontage

The Pacolet River Tract (PG4456) is ±560 acres located on the north side of Union County, SC, having around 1,300 feet of river frontage on the south bank of the Pacolet River. The Pacolet River is around 50 miles long and is a tributary to the Broad River. The confluence of the two rivers is a little less than six miles downstream from the property, and both rivers are great for fishing and paddling. The tract has over 3,700 feet of paved road frontage on both the north and south sides of Deerhaven Road. There is 3-phase power available on the road and multiple gates that allow access. Most of the tract (±438 acres) is 2023 planted loblolly that looks very healthy and has excellent survival. The tract has around 50 acres of planted pine that currently could be thinned or clear cut. Reedy Branch borders the south side of the tract and is a beautiful mature hardwood bottom. The surrounding properties are primarily large and used for pasture, timber, and recreational hunting. The area is well known for significant populations of deer, turkey, and other wildlife. This is an extensive tract with a lot of interesting features, especially the river and the associated hardwood bottoms. It has high hills with some fantastic views down to the bottom. It would make a great recreational tract or long-term timber investment. This part of the state is very beautiful and quiet, and it has a sparse population. You can truly get away from everything on this tract.
The tract is 16 miles from Gaffney, 11 miles from Union, 23 miles from Spartanburg, 30 miles from Rock Hill, and 46 miles from downtown Charlotte.
