River View

River Frontage, Road Frontage

River View is an outstanding timber and recreation property with exceptional diversity for wildlife habitat. The land lies along the north bank of the Pacolet River about 3 miles east of Pacolet in a quiet, rural area of southern Cherokee County.


Habitat diversity is abundant across the landscape. Bottomlands are wide and flat with natural wetlands and beaver swamps. Uplands are rolling hills covered by planted pine stands from one to 42 years old. Areas of mature hardwood, small fields, and patches of young forest regeneration are mixed in across the landscape. Plum Branch is a year-round stream flowing through the tract and into the river.


The property has about 475 acres of pine plantations. About 100 acres lying on the north side are forested with loblolly pine planted in 2023 and 2024. More than 200 acres of planted pines range in age from five to nine years old. These young trees are healthy and growing fast. About 88 acres of pines are now 17 years old and have been thinned once. Around 65 acres of pine are 42 years old and have been thinned twice. See the attached table for estimated acres by age class.


The land lies on two sides of Quarter Round Road. North of the road, rolling hills are divided by Plum Branch. The stream here has a gravelly base and narrow bottomland. There is good access on both sides of the creek with paved road frontage and woods roads entering from the north and south. To the south of Quarter Round Road, rolling hills slope down into wide bottomland along the Pacolet River. Plum Branch flows through the middle of the land and is a wide, marshy beaver swamp for most of the distance.


South of Quarter Round Road, forests are a mix of ages and types. On the east side, towering mature pines are widely spaced. In the middle is a mostly open stand of 17-year-old pines. In the broad bottoms are long stretches of pines five to eight years old. Patches of mature hardwood are mixed throughout, with oaks, beech, and maple dominating the uplands and cottonwood, yellow poplar, and river birch in the bottoms. In all, about 50 acres are estimated in mature hardwood. About another 40 acres are in water and wetlands. This includes some natural depression areas, beaver swamps, and a shallow, open pond of about three acres near Mill Branch on the eastern boundary.


The Centerline of Pacolet River is the southern boundary of the property and runs for about 7,000 feet between a small, unnamed branch on the line on the west to Mill Branch, which is the eastern line. Near the western side, along the river, low banks lead to a large sandbar that gives easy access to the river. Most of the riverbanks in other places are steep, where the river can be viewed, but they are not easy to get to on foot.


There are multiple sites to build a home, cabin, and other structures. At least five sites that are widely spaced across the property have easy access from the public road and gentle topography. To the north of Quarter Round Road, an old home site sits on a high, broad hill. To the south, in the center of the tract, is another old home site on a broad, high hill with easy access and lots of privacy. The property has over 7,000 feet of frontage on Quarter Round Road, with seven gates that give access to different points. A public waterline, internet line, and powerline run the entire distance from the road frontage.


Access across the land is good, along with internal roads and trails. Roads need work to smooth and control erosion in a few places. The immediate neighborhood is mostly wooded tracts. Houses are scattered in the area. A few residences are within sight of the property along the road frontage on the eastern side.


Soils are mostly sandy loam or clay loam and are productive for timber and wildlife openings. Over much of the property, soils could be productive for larger fields and pastures if desired. Topography is gently rolling in many areas near the paved road. Soil maps indicate that septic perc potential is good for many of the most accessible parts of the property.


The small town of Pacolet is about a 10-minute drive away. The tract is about 6 miles from Pacolet, 12 miles from Gaffney, 16 miles from Spartanburg, 48 miles from Greenville, and 66 miles from Charlotte. All distances are approximate road miles to the center of town.


The property is timberland with no improvements and does not have an address. It lies in a curve, which is the southernmost part of Quarter Round Road. A nearby home has a mailbox at the address 612 Quarter Round Rd, Pacolet, SC 29372. One of the many gates for the tract is across the road to the east from this mailbox.
