After the hay is fed to the horses, this space can be used for equipment storage and tack and grain storage for the aforementioned Trainer’s Barn. Store your shipped-in alfalfa feed in the aptly named Alfalfa Barn, which is approximately 24’ x 24’, and keep the facility shavings in the 24’ x 12’ Shavings Barn. Now that the horses have been fed and properly trained, it’s time to show them off! Look no further than the all-sand 204’ x 72’ indoor arena. This well-lighted space with 16’ trusses makes year-round horsemanship possible. When the weather is hospitable, take the horses to the 200’ x 100’ outdoor arena, complete with sand footing and a perimeter paneled with noble panels. There is also an outdoor round pen that is 60’ in diameter with sand footing. If you enjoy fixing up vintage vehicles or performing routine car maintenance yourself, the 48’ x 40’ shop (estimated build was 1998) provides the perfect space. There is an additional 8’ northern overhang, 220v with a 100amp service electrical system, electric heat, two 8’ electric rollup doors, a wash sink, a large car hoist, and 6” cement floors.

In addition to equestrian pursuits, you can seek agricultural opportunities and rental and lease agreements. Currently, the seller hays the property and all stalls are rented on a monthly basis. Farm equipment can be purchased separately from the sale of the property, and interested parties can inquire about the list of available equipment. A soil report from the USDA Soil Survey is on hand and can be provided upon request. Adding to the natural beauty of these acres is an orchard with a variety of pear and apple trees, as well as a few grapevines. Make your own jams or sweet desserts with your bountiful harvest. As you build your farming operation, you can accommodate farm help with their own charming, welcoming residence. No known irrigation rights exist on the property.
