Lynches River Tract
This beautiful riverfront property is a super timberland investment, hunting, fishing, and recreation tract with much to offer. Hunting for deer, hogs, turkey, duck, and dove should be fantastic. The Lynches River Tract provides a diverse habitat consisting of upland planted Loblolly pine, hardwood bottomland, food plots throughout, and 13,787 feet/2.6 miles of beautiful Lynches River frontage.
Enjoy the outdoors year-round here in Lee County. An early morning hunt, followed by lunch at Mr. B’s Seafood or the Ashwood Grill, could only be topped with a “catch, cook, and eat” gathering along the muddy waters of Lynches River. The scenic river offers opportunities for fishing and kayaking 360 days a year. A super property for you and your family or a group of friends to share fellowship for a lifetime. Come take a close look to see if this is your time and place.
All areas of the property are accessed via well-constructed roads and trails throughout. There is a nice 4-wheeler trail along the river and to the Green Tree Reservoir/duck pond, also linking several “hill of the swamp” food plots. The Green Tree Reservoir (GTR) areas noted on the maps may be closed/impounded to create premium waterfowl habitat and hunting. Approximately 418 acres of the upland stands are loaded with premerchantable loblolly pine growing nicely and will someday be ready for harvesting income. Too, there is considerable merchantable thinned pine ready for harvest anytime you say. The uplands portion is protected by a Conservation Easement that allows for standard forestry silvicultural land management and timber production with a provision for building a home or cabin in the future. The mature bottomland hardwood areas are perpetually protected by a Wetlands Reserve Program Conservation Easement that does not allow for timber harvest, ensuring this is a premier retreat protected from worldly changes. There are several natural pine stands of approximately 50+/- acres that can be thinned with permission of NRCS of South Carolina.
There are three access roads into the property (see AFM Tract Maps):
1. Via a fee-simple 50’ access road from SC Hwy. 341 (Lucknow-Bethune Hwy.) just west of the Lee County Airport/Butter’s Field (52J).
2. Via a deeded easement/gated entrance from US Hwy. 15 to the east end uplands.
3. Via Prescriptive Easement to the northern end from SC Hwy. 341.
Property Use: The Lynches River Tract is a great offering for you or a group of outdoorsmen to consider. A chance to own a premium hunting and fishing retreat with a timber investment component to boot, providing future cash flows via wood product sales.
