Norridgewock, Lot 6 Schoolhouse Road - 75 acres

Multiple-use property. A professional sand and gravel evaluation determined almost 300,000 cubic yards of sand material. The areas of exposed sand give one the feeling of being on a beach or a desert. Very unique! Plenty of wildlife tracks were seen in the sand. The lot offers some nice westerly and eastly views. Martin Stream is a year-round water body. Flowing from the south, it makes the eastern boundary of the Fairfield section, then travels through Norridgewock and eventually forms the western and northern boundary in Norridgewock. The total frontage is around one mile. This lot borders the abandoned Maine Central RR track that is now owned by the State and is used for ATV, snowmobiling, and general recreation. The ruins of the old bridge that crosses Martin Stream are impressive. The lot was recently harvested. The Old Schoolhouse Road is the historical access and is not maintained by the town. There is a small portion of the property in Fairfield. Taxes for the total of 75 acres, determined from a professional survey sketch, are only $150. The tax acres for Norridgewock are listed at 72 acres. The acreage in Norridgewock is enrolled in Maine’s Tree Growth Tax Law Program. The 5+/- tax acres in Fairfield are not in the Tree Growth Tax program.


The directions to Old Schoolhouse Road are GPS-friendly. There is a road sign at the intersection of Route 139. Once on Old Schoolhouse Road, go approximately 1.5 miles to the east boundary line.
